Inspection Information

Residential / Commercial Monolithic Slab

Slab inspections are a two-part inspection consisting of a rough and a final. Erosion control must be in place and maintained throughout construction, failure to do so will result in denied inspection.

Rough Slab

  • Inspect set backs
  • Inspection on plumbing to include 10 feet head required fore drain test on 3 inches stack. Water closet locations to be balled after test, plumber must be present for this inspection
  • Lots must be marked by number throughout construction or inspection can be denied
  • Property irons must be visible (no exceptions)

Final Slab

  • Form survey must be in office prior to inspection being set up
  • Inspect footing depth (City of Calera requires 16 inches turndown)
  • Inspect grade beams
  • Inspect insect protection
  • Inspect vapor barrier (reinforcement in foundation as needed, questionable soil)

Residential / Commercial Multi-Story / Crawl Space

  • Check Setbacks
  • Form survey must be in office prior to inspection being set up
  • Inspect foundation
  • Inspect grade beam
  • Inspect slab in basement
  • Inspect soil protection
  • Inspect vapor barrier (reinforcement in foundation as needed, questionable soil)
  • Property irons must be visible (no exceptions)
  • Test plumbing, if any

Residential / Commercial Rough Inspections

  • No wall insulation to be in prior to rough inspections.
  • Electrical
    • To comply with current NEC standards
  • Framing
    • Anchor bolts to be on 6 feet centers and to be at least 12 inches off each corner. Power driven nails can be substituted, spacing must be 16 feet on center for exterior walls and 16 inches on center for load bearing and 36 inches on non-load bearing
    • Sole plate anchorage
    • All other framing aspects in compliance with current code
  • Mechanical
    • All other mechanical aspects in compliance with current code
    • Bathroom exhaust fans must vent out the roof or side of wall to outside
    • Emergency overflow drain must be located in conspicuous place
  • Plumbing
    • All other plumbing aspects in compliance with current code
    • Gas stub out as per city ordinance
    • Perform gas test (Also at final inspection).
    • Plumbers responsible for insulation's water lines in exterior walls
    • Shut-off valves for hose bibs and 1 piece tub units must be accessible
    • Water test is required on drain and water line. 10 feet head on drain vents

Residential / Commercial Final

At the time of the final inspection structure must comply with current code. Permanent power will not be released until structure has received a Certificate of Occupancy. Commercial final must be performed by city fire marshal, city engineer, and Inspection Department before a Certificate of Occupancy can be issued.
